FAQ
Estate Sale and Estate Liquidation FAQ
How does estate sale commission work, and what affects it?
We avoid the "one-size-fits-all" mindset. Our commission is determined after a free walkthrough, based on the estate. Many things go into the equation such as the volume and type of contents, how much sorting and staging is needed, the size and access of the house, your timeline, and whether a cleanout is included. We explain our recommendation in person so you know what to expect before agreeing to anything.
Should I throw anything away before you come?
When it comes to estate sales, the old adage that “one man’s trash is another man’s treasure” certainly holds true. So, we recommend that you wait until after the walkthrough. Items that look like clutter can sometimes have value, and we would rather see the home as it is. If there is something precious, valuable, or just sentimental that you want to keep, simply set it aside or let us know.
How long does an estate sale take from first call to empty house?
That's a great question with a complex answer. There are several factors to take into account such as the size of the home, the amount of contents, and which option you choose. We will talk through a realistic timeline for your situation during the initial consultation, including any closing or move dates you are working around.
What happens to items that don’t sell?
We discuss options for leftover items as part of planning, and an Estate Cleanout can be included so the home is cleared afterward. The details depend on the project, so we cover them during the walkthrough rather than promise a one-size-fits-all answer.
Is an estate sale, a buyout, or an auction better for my situation?
An estate sale usually fits a full house of quality items, a buyout fits smaller volume or a tight timeline, and an online auction can fit when a public sale in the home is not practical. A cleanout fits when what remains has little resale value. We will give you an honest recommendation after seeing the home.
How soon after a death can we hold an estate sale?
There is no set waiting period on our end, and there is no need to rush. Families often need time, and some decisions may depend on the executor or the probate process. When you are ready to talk, we can explain what the process would look like.
Do you work with executors, attorneys, and realtors?
Families often involve executors, attorneys, or real estate agents, and we are glad to coordinate with the people you are working with. Let us know who is involved when you reach out, and we can plan around their needs and timelines.
Which areas do you serve?
We are based in Mansfield and serve families in Mansfield, Mount Vernon, and Ashland, along with Richland, Ashland, Knox, Crawford, Morrow, and Huron counties. If your home is just outside those counties, call 419-405-1264 and ask.
What does the free consultation include?
A walkthrough of the home and a conversation about your situation, timeline, and options. There is no cost, no obligation, and absolutely no pressure to move forward.
